Four Beneftis to Being An Off-Season Homebuyer: 

Winter months typically bring a lull in real estate sales, but this can be an ideal time for homebuyers. In fact, there are several reasons to keep up your house hunt at year's end.

Less competition. Even hot markets see a decline in buyers during the winter. This can mean fewer multiple-offer situations and more time to present your strongest offer.

Motivated sellers. Sellers who list during winter months are often highly driven to sell. And fewer buyers means fewer offers, so sellers may be willing to make extra concessions to close the deal.

Potentially faster closings. Mortgage brokers, inspectors, and other professionals involved in the deal may help you get to the closing table sooner since they’ll be dealing with fewer transactions this time of year.  

A chance to see how the home performs. Systems such as the heater, insulation, and plumbing are put to the test when the temperature drops, and you’ll be able to witness how they handle winter stress.

Welcome to Fall!

I love fall and the changing of the seasons. The Texas heat has cooled and I am inspired to work in my garden and prepare it for winter. I have a "pot" garden for my herbs and veggies. It's time to refresh the soil and go to the nursery for some fall vegetables. Here are some vegetables to grow in your fall garden:

Best Vegetables for Fall Growing:
Kale – Nutritious leafy greens on productive plants that over-winter easily even in cold climates.
Collards – Another leafy green similar to kale but with larger, stronger flavored leaves.
Lettuce – Plant varieties bred especially for growing during the fall season or in cold frames.
Spinach – Not as easy to grow as kale and collards, these leafy greens will also over-winter.
Turnips – Here’s a quick maturing root crop that’s productive and easy to grow.
Rutabagas – Larger and sweeter than turnips, plant earlier in the summer for fall harvests.
Broccoli – Popular, productive and much easier to grow than cauliflower.
Cauliflower – Finicky grower, planting must be timed well in order to develop large heads.
Mustard – Spicy hot leaves, this is a very fast growing vegetable.
Mache – Very cold hardy, mild greens can be grown right into the winter months.
Cabbage – Grow from transplants (like broccoli and cauliflower) or start seeds indoors under lights.
Oriental Vegetables – Wide range of unusual varieties are available for fall production.
Escarole – A bitter leafy green vegetable that can be cooked or used raw as a salad green.
Endive – Similar to escarole with attractive frilly leaves.
Brussels sprouts – Start seed in early summer or purchase transplants.
Arugula – Fast growing leafy greens for salads or gourmet recipes.
Leeks – One of the hardiest plants in the garden, leeks can even withstand winter freezes.

4 Myths for Home Buyers

Read these 4 Home Buying myths to help you choose the best Real Estate Agent for your needs. 

The agent told me I had to sign a Buyer Agency agreement before he would work with me, so I did, and now I'm unhappy with the relationship.

Ask the agent to write a buyer agency agreement that covers a very short period, a day or two so you know if you are a good match with the agent before signing a longer agreement. If the agent will only work with you if you immediately sign a buyer agency agreement, you might choose to seek another agent.

I'll get the best deal on the house if I call the agent listed on the For Sale sign.

Maybe, maybe not. That agent represents the seller and is contractually bound to get the best deal for the seller. That doesn't mean the agent can't work with you in a fair and professional manner, but it does mean you should not disclose confidential details to the agent until you are assured that the agent will keep your information confidential!

I can find more homes for sale by calling lots of agents.

If you are home shopping in a specific area, and the agencies belong to the Multiple Listing Service, it means they all have access to the same properties. Ask agents what areas they cover. If you sign agreements with more than one buyer's agent, make sure the contracts are worded so that areas and duties do not overlap. For instance, Agent X works for you only in County A. Agent Y works for you only in County B.

The agent with the most listings in town is the best agent to call.

Think about that. If an agent has that many listings to deal with, how much time do they have for buyers, especially buyers who might want to look at properties other than theirs? A brand new (competent) agent can be every bit as effective as a seasoned pro. Someone working with fewer clients will have your needs in mind constantly. Hire the person, not a lineup of listings.

What is your home worth?


Have you lived in your home for several years and you are curious as to its worth if you sold it today? Many times it is not what we think at all. Whether your market area is in a Seller's market or a Buyer's market, the buyer determines the selling price of your home. How much are they willing to pay? What condition is it in? Have you upgraded it? Where is the property located, in the city, in the country, suburbia? Here in Montgomery County, TX new housing developments are booming.

The statistics from the Houston Association of Realtors say for July 2015:

  • The median price of existing single-family homes decreased to $222,500 down -1.7% from June
  • Existing single-family home sales increased 0.8% from June 
  • Condos decreased in price to $165,000 down -5.7% from June 
  • Existing condo sales decreased -4.4% in July over June

The Importance of Curb Appeal



If you are considering selling your home there is nothing like the present to start cleaning up around the exterior of your property. First impressions are very important; home buyers decide the moment they drive up to your home if they want to go in and if they would want to consider purchasing it.

*By spending about $400 - $500 on freshening it up you could boost your home's value by $1600 - $1800! That's a minimum of $1,100 increase!

Here are a few things to consider:
  • Remove weeds and trim overgrown plants
  • Keep the lawn mowed and edged, fill in empty spots with sod
  • Plant some fresh flowers and put potted plants on the porch
  • If you have an extended porch add a chair to two with a small outdoor table
  • If driveway and walkway have stains, power-wash
  • Power-wash, clean or put a fresh coat of paint on exterior walls
